As I enter my 10th year of curating new hotel openings (can you believe it started in 2015?), I’m excited to share 28 carefully selected new hotels with pools opening in 2025.

This year’s list showcases a beautiful trend of historic renovations – from French châteaux being transformed into intimate retreats to landmark buildings in Rome and London finding new life as luxury hotels.
There are some interesting properties such as the revival of Château de Curzay by the owner of Hotel Esencia, the transformation of Romègas Hotel’s 16th-century palazzo in Valletta, or the anticipated opening of Six Senses London in my old Bayswater neighborhood. There’s also a noticeable focus on wellness, with many properties featuring innovative spa concepts and spectacular pool designs that blend seamlessly with their surroundings.

New hotels with pools 2025 France
Château de Gilly and Château d’Isenbourg

Those two hotels, the first one in Burgundy and the second in Alsace, have been acquired by les Sources de Caudalie, also owner of the Sources de Cheverny. They are already managing the hotels but are renovating them completely and will re-open them and add them to Les Sources collection in 2025.
Chateau de l’Ile, Strasbourg
The Millésime hotel group bought this hotel and is renovating the 60 rooms and suites and will be creating a new dining, bar and wellness areas in 4-hectare gardens. A spa, with an indoor-outdoor pool, will occupy a completely new wing. An outdoor space will be set up for the summer and will offer entertainment in a guinguette spirit.
Chateau de Chasselas

Acquired by the Millésime group, this Art Nouveau mansion is set to undergo a transformation into a luxury hotel, with an opening planned for June 2025. The historic building, formerly the regional chamber of commerce headquarters, will feature 15 elegantly designed rooms across two levels, while the ground floor will house reception rooms and a wellness area. In the modern extension, 27 additional rooms and four meeting spaces will be created, with the auditorium and technical facilities in the basement being preserved to complement the overall design.
Chateau de la Commaraine, Burgundy

The historic Château de la Commaraine, dating back to 1112, is set to reopen as a luxury 5-star hotel in late 2025. It’s owned by the same people who own the Royal Champagne Hotel & Spa where we stayed. Located in the heart of Pommard, just 2.5 miles from Beaune in Burgundy’s renowned wine region, this meticulously renovated property will feature 37 rooms and suites. The château is uniquely situated within a 9.27-acre estate surrounded by vineyards, with many rooms offering sweeping views of the vines. The property will house two restaurants supervised by Christophe Raoux, an 18-meter heated outdoor pool, a 24/7 fitness center, and a spa. The design maintains the original white Burgundian stone walls while incorporating modern elements with a neutral color palette accented by gold pink and sky blue.
Hotel Bollinger, Champagne

Champagne Bollinger is known as one of the last great independent champagne houses and has been producing top-end champagne since 1829. Located in the village of Ay, the new hotel will inhabit Maison Dueil, the former home of Bollinger’s legendary matriarch Madame Elisabeth Bollinger, It will include 20 bedrooms, a wellness area and pool.
Plates Farm, Gers, France

We were lucky enough to have diner at Plates, the restaurant of one of celebrated chef who does only vegan food. It was absolutely delicious. With his wife and his sister he has renovated a bastide in the southwestern French countryside near the spa town of Lectoure, strategically located between Bordeaux and Toulouse. This working farm turned retreat features seven luxury en-suite rooms and combines agricultural authenticity with high-end hospitality. The property boasts multiple shared spaces including two large kitchens, several drawing rooms, a pool, and a gym. A unique feature is the communal cooking space where guests can interact with the development kitchen. Culinary experiences are central to the concept, with inclusive breakfast and lunch services, plus a special evening banquet prepared by Plates’ expert chef team. The property spans multiple acres, providing ample space for solitude and nature connection. The retreat is now accepting bookings for Season 1, offering both individual stays and complete property rentals for groups of up to 14 people.
Chateau de Curzay, Vienne

Building on his success in Mexico, with the fabulous Esencia – where we went in 2023, – the owner bought the Château de Curzay in Vienne, 33 kilometers from Poitiers and wants to restore all its luster to the 112-hectare property that was once called “The little Versailles of Poitou”. The chateau was built in 1710 but will be reinvented to house a handful of suites of unparalleled refinement, a fabulous restaurant, ubiquitous works of art, a Spa like no other in the region, a chapel for weddings, an equestrian center, an organic farm, hiking trails, ponds…
Villa Colette, Cap Ferret

This 5 stars hotel will sit in a very central position in Cap Ferret next to the square where the carousel sits. It should house 30 bedrooms. The project has seen lots of delays due to local opposition but plans to build it were finally approved and the construction has now started.
Greece
The Duchess, Thirassia

The serene Cycladic island of Thirassia, just 9 square kilometers in size and a 10-minute boat ride from Santorini’s Oia, offers all the charm of whitewashed architecture, volcanic landscapes of it but without the crowds. The Duchess is a boutique property with 11 suites located in the village of Manolas. The open-plan suites feature earthy tones, blonde ash wood furnishings, and handwoven textiles, all framed by breathtaking panoramic views of the caldera. Guests can savor local flavors at the hotel’s restaurant, with dishes like Aegean Fisherman’s Orzo and saffron-infused kritharaki pasta. Additional highlights include an infinity pool with a sundeck, a spa offering treatments such as an olive oil and sea salt body scrub, and easy access to Thirassia’s scenic caldera trail, Agia Irini’s thermal springs, and Korfos Beach.
Tella Thera, Crete

Tella Thera, a boutique hotel with 20 suites focused on sustainability, is set to open on a hilltop in Crete’s Kissamos, just an hour from Chania airport. The property features an amphitheater-style design crafted from local sandstone and wood. Each suite’s rooftop serves as the private garden for the suite above, with two hundred olive trees from the site replanted to create green spaces that manage stormwater and support wildlife. The serene, cream-toned rooms will include eco-luxury touches like hewn tree trunk tables, COCO-MAT mattresses, and organic cotton bedding. Dining will be led by “No Waste Chef” Mauric McGeehan, offering farm-to-table meals. There is a big outdoor pool.
Iceland
Hofdi Lodge

A luxurious adventure resort located in the Northeastern Region of Iceland with 42 luxurious rooms along with a restaurant and rooftop bar, Höfði has a gym, spa, and lounge areas. The resort is perched on a 50-meter-high cliff. It offers spectacular scenery with ocean views overlooking the mountains on Látraströnd and the Troll Peninsula. There will be a spa, an indoor golf, and an entertainment room for young guests. The hotel will offer a variety of activities such as hiking, biking, kayaking, hunting, fishing, and horseback riding. According to the CGI image, there will be an outdoor pool, which I suppose will be heated!
Ireland
Ladyville House
Ladyville House is located on Wexford’s rugged coast in the natural beauty and tranquillity of the unspoiled Hook Peninsula.The stately country house dates back to 1170 and has a rich and storied history. A protected structure of important architectural significance, the site will now be brought back to life as a luxury destination hotel. Expect 22 rooms, an outdoor pool, whiskey lounge, shebeen-style pub and restaurant.
Italy
Vera Matera, Matera

Vetera Matera is a 5-star hotel located in the heart of the Sassi district of Matera, a UNESCO World Heritage site. Opening in March 2025, this exclusive property features 23 rooms thoughtfully integrated into the ancient cave dwellings. The hotel offers a luxury spa complex built within ancient stone cisterns, featuring saunas, hammams, and hydromassage pools. A unique massage room has been created in a converted stable, and guests can enjoy a relaxation area with panoramic views over the Sassi. The property includes a restaurant serving innovative Italian cuisine, with both indoor dining and a panoramic terrace offering views over the stone roofs of the ancient city.
Vista Palazzo, Ostuni

Vista Ostuni, a new luxury hotel in Puglia’s famous “White City” of Ostuni is set against a backdrop of olive groves and red earth. The property boasts the high-end Berton Restaurant at VISTA and a 360-degree Rooftop Bar. Just a few kilometers from the beaches of the Itria Valley, the property spans over 6,000 sqm and will have some 30 spacious rooms and a range of dining options. The outdoor area will have a magnificent swimming pool with breathtaking views of the city and the sea. There will be an indoor spa as well as a private spa for exclusive use, a beauty center and a state-of-the-art fitness center.

It just opened! I list it here because it was on my 2024 watchlist but the price is really extravagant!! Romeo Roma is a XVI century palazzo reimagined by the now late architect Zaha Hadid. Situated just steps from Piazza del Popolo, the hotel, a palazzo dating back to the 16th century, blends history and contemporary design and house 74 rooms . It features a gourmet destination restaurant overseen by Alain Ducasse and a Neapolitan-inspired bistro. The pool is quite special as it is indoor/outdoor but also has a transparent floor overlooking the archaelogical site of the ancient Ripetta port!
Malta
Romègas Hotel, Valletta (a)

I didn’t have much info last year but their PR agency got in touch so I can tell you more about it. It’s now going to open in summer 2025. Steeped in history, Romègas Hotel is the result of a five-year restoration project, which sees a 16th century protected palazzo brought back to life as boutique hotel with 23 rooms and suites, a destination restaurant and rooftop pool area. The interiors are by award-winning local interiors designers using the best materials – often locally sourced – featuring bespoke wooden panelling, wooden ceilings, and exquisite palladiana terrazzo flooring. The atmospheric public spaces include a bar, restaurant and a rooftop pool area with views of Valletta, the bay, and Manoel Island.
Norway
Goco retreat Moonstone, Bodo
GOCO Retreat Moonstone will be a world-class wellness lifestyle destination located on a bespoke oceanfront location outside Bodø, in the north of Norway. It will offer design-led accommodation that is in tune with the natural surroundings; an extensive range of heat and water experiences; a blend of eastern, western and local healing modalities; and a wide selection of outdoor sports and activities. 45 rooms and 3 villas, 1,788 m2 of wellness space.
Romania
Corinthia Bucharest

The Corinthia Bucharest, a historic transformation of the iconic Grand Hotel du Boulevard dating back to 1867, is set to become a landmark destination in Romania’s capital city. Located at 21 Regina Elisabeta Avenue in the heart of Bucharest, the hotel will feature 30 suites, a gastronomic restaurant, as well as a café and club lounge. Wellness facilities will include a state-of-the-art spa and fitness center.
Spain
Soho Farmhouse Ibiza

Soho Farmhouse Ibiza will bring the beloved Soho Farmhouse concept from Oxfordshire to the White Island. Located within a working olive grove, this new property will maintain the signature Farmhouse aesthetic while embracing its Mediterranean setting. The development will feature guest bedrooms (though the exact number is not specified) and comprehensive wellness facilities, including a holistic wellness center complete with a gym, yoga deck, and treatment rooms. Outdoor amenities will include a swimming pool, while dining options will center around an organic kitchen garden restaurant and bar.
Brach Madrid
Brach Madrid – Evok Collection will be located in the heart of the Spanish capital on Calle Gran Vía and feature 57 rooms. The property will showcase Mediterranean-inspired dining, a view-blessed rooftop terrace, and an impressive wellness facility called La Capsule spa. The spa will be equipped with a heated pool, infrared sauna, hammam, ice bath, hyperbaric chamber, and two treatment rooms. There will also be a fully-equipped gym with personal trainers and nutritionists on staff. The hotel’s interiors, promise Starck’s signature sophisticated design aesthetic.
Oku Andalusia

This new property will be situated in a secluded location on the Costa del Sol. The resort’s design will embrace the natural hillside setting, featuring multiple infinity pools terraced throughout the property. Though specific details about a spa or additional amenities aren’t mentioned in this initial announcement, the emphasis on luxury suggests high-end facilities will be part of the offering. The property appears to follow OKU Hotels’ signature style of combining refined design elements with a casual, nature-integrated approach.
Vestige Son Ermitá & Binideufá, Menorca

Two neighbouring fincas are being brought back to life by the Vestige Collection which usually restores fincas to make them private houses for rent. Located in the North West of the island, this hotel will have 22 bedrooms spread across the farmhouses.
Aethos Mallorca

Aethos Mallorca is a new luxury sanctuary located in Peguera, Mallorca. The hotel’s design draws inspiration from the surrounding coastal landscape, incorporating natural tones and textures from nearby beaches, dunes, and cliffs, with expansive windows that maximize Mediterranean views. The property features several premium amenities, including an infinity pool with sweeping sea views, a comprehensive wellness center complete with massage rooms, saunas, a hammam, fully equipped gym, and an indoor pool. Additional facilities include a cold plunge pool, jacuzzi, and a rooftop space with a cocktail bar and lounge area. Turkey
Ahama

Ahãma, a new luxury retreat, is set to welcome guests in Günlüklü Bay, Fethiye, along the Turkish Riviera. This bohemian-luxe property will feature 30 cabanas, 32 guest rooms, and one private villa. The property includes a wellness center that combines ancient traditions with modern practices. Hidden within the depths of Ahãma’s verdant forest, the Forest Pool is surrounded by lush greenery and towering trees.
Oku Bodrum
On the northern shoreline of Turkey’s Bodrum peninsula, this intimate coastal sanctuary will feature just 58 rooms and suites, many of which will come with swim-up access or private pools. The property’s striking cliffside location will be enhanced by a dramatically positioned main swimming pool, while three distinctive restaurants will be distributed throughout the grounds. The hotel’s luxury amenities will include a serene spa facility, a boardwalk lined with beachside cabanas, and a private jetty for boat access and maritime activities.
United Kingdom
The Alfriston, Alfriston
Alfriston is the village to be as not long after the Polizzi family (who owns our beloved Hotel Endsleigh) opened the Star, the Signet Group (who own the Mitre, the Barnsdale and the Retreat at Elcot park will launch the Alfriston. It will feature 38 individually styled bedrooms and suites. The hotel’s amenities include the 1554 Brasserie, which will showcase local and independent suppliers while offering stunning views across the front lawn. The property will feature extensive wellness facilities including a spa complete with treatment rooms, sauna, steam room, and a heated outdoor swimming pool. The grounds will include picturesque landscaping with a vegetable and herb garden.
Soho House Manchester
Soho House Manchester, set to become the brand’s first location in Northern England, is scheduled to open in 2025 in the city’s St John’s area. The new establishment will occupy five floors of the former Granada Studios building, offering 23 accommodations ranging from cosy rooms to large suites, plus a luxurious two-bedroom private apartment spanning 80 square meters. The property will feature multiple dining and entertainment spaces, including a casual lounge and a formal members’ restaurant on the 8th floor, and a flexible events space with a DJ booth on the 7th floor. A standout feature is the outdoor rooftop pool with sunbeds and a bar, connected via a spiral staircase to a late-night bar and live music venue on the 9th floor. Wellness facilities include an extensive members’ gym equipped with free weights, studio space for classes, and a steam room and sauna that opens onto a balcony.
